Do I need to get permission for Artificial Grass?
Yes, a Zoning Clearance is required.
Zoning Clearance fee is $50 - cash or check only.
There one form required when applying. You'll need a Zoning Clearance Application. These forms need to be submitted in person to the Planning & Zoning Department along with a copy of the Property Record Card or recorded warranty deed, this can be found on the Lake County Property Appraisers website or Clerk of Courts. Application is required to be signed by owner. One copy of the property's survey or site plan also needs to be submitted indicating where the artificial will be installed. Please note: survey/site plan has to be detailed to show exactly what is being installed. This is what the inspector sees.
Artificial: means a dense and continuous surface of synthetic fibers mounted on a permeable backing and of sufficient density and green color to replicate the appearance of healthy, natural grass.
If your property is located in a development which is regulated by a Homeowner's Association, we will need either (a) proof your fence has been reviewed and approved by your HOA's Architectural Review Board or (b) the Acknowledgment of Awareness or Homeowners' Association Regulations signed by the homeowner.
