What is Required When Installing or Replacing a Fence?
A Zoning Clearance and Building Permit is required for all fences and no fence shall be constructed, repaired, or replaced until a clearance and permit has been issued along with fees paid.
Documents can be submitted in person to the Zoning Department with the appropriate payment, which is payable by check or cash only.
There are two forms required when applying to install a fence. They are the Fence Zoning Application and the Building Permit Application. These forms need to be submitted in person to the Zoning Department along with a copy of the Property Record Card or recorded warranty deed, this can be found on the Lake County Property Appraisers website. One copy of the property's survey needs to be submitted indicating where the fence will be installed. Please note: survey has to be detailed to show exactly what is being installed. This is what the builder inspector sees.
If a contractor is submitting the paperwork for the homeowner, we will need a copy of the contract showing the homeowners signature. Please ensure the owner initials the application where indicated. If a company is the homeowner, documentation showing who is an allowed signer needs to be included with the application.
If the homeowner is installing the fence on their own, without a contractor, we will need them to sign an Owner/Builder Affidavit. This can be notarized in the office, but please wait to sign the document until you arrive.
Once these papers are in order they can be submitted in person to the Zoning Department with the appropriate payment, which is payable by check or cash only.
The payment schedule is as follows:
Fences under 99' lineal feet: $25.00
Fences over 100' lineal feet: $50.00
The fee for the Building permit fee is $58.00.
For an application to be reviewed, it must include all required information:
Scaled Survey of the property MUST include:
- Dimensions of the property / Property lines
- Location of house/buildings, driveway, streets
- Location of the proposed fence
- Location of gates
- Indicate the height, color, and material on the plan
- Indicate neighboring/existing fence(s) if applicable
(Markings on the plan must clearly be visible to the building inspector.)
